These Terms and Conditions ("Terms") govern your access to and use of menlocodenameminiboost.com (the "Website"), the official information website for the project Codename Mini Boost — Studio Apartments, Hinjawadi Phase 1, Pune, developed by Menlo Realty ("we", "us", "our").

By accessing, browsing or submitting an enquiry through this Website, you agree to be bound by these Terms. If you do not agree, please do not use this Website.

1. Purpose of This Website

This Website is published for general information purposes only. It is intended to give prospective purchasers an overview of the project, its location, configuration, amenities and indicative pricing.

2. Accuracy of Information

While we take reasonable care to keep the information on this Website current and accurate, the content is provided on an "as is" basis without warranties of any kind.

• All images, renders, elevations, walkthroughs and visualisations are artistic impressions and are indicative only. They are not to scale and may differ from the delivered product.
• All floor plans, master plans, unit plans, dimensions, carpet areas and specifications are provisional and indicative, and are subject to change, modification or alteration in the interest of the development and in accordance with applicable law and RERA regulations.
• Amenities and facilities shown are proposed and subject to approval, availability and change. Certain amenities may be chargeable or subject to separate terms.
• Distances, travel times and infrastructure references are approximate, sourced from publicly available information, and are subject to change. Proposed infrastructure projects are subject to government approvals and timelines outside our control.

3. Pricing

All prices displayed are indicative, quoted for the base configuration, and are subject to revision at our sole discretion without prior notice. Prices displayed as "all inclusive" are inclusive only of the components expressly specified by us at the time of quotation, and do not include any charges, taxes, levies, cesses, deposits, registration fees or stamp duty not expressly stated. The applicable price shall be the price stated in the cost sheet issued to you and in the executed Agreement for Sale.

Any Expression of Interest (EOI) amount is a booking-intent amount only. It does not create any right, title, interest or lien in any unit, does not amount to an allotment, and is refundable or adjustable strictly in accordance with the written terms communicated to you at the time of payment.

4. Lease and Rental Information

The rental figures, rental schedule, increment percentages and lease tenure referred to on this Website relate to a separate lease agreement proposed to be entered into between the purchaser of a unit and a third-party co-living service provider. These are contractual terms of that agreement and not of the sale of the unit.

• Menlo Realty is not a party to that lease agreement and does not underwrite, guarantee or assure the performance of the co-living service provider under it.
• Rental figures are stated gross and are subject to applicable taxes, deductions, maintenance charges and any other amounts specified in the lease agreement.
• Any yield or percentage figures shown are arithmetical illustrations derived from those stated rental figures and the indicative price. They are not a forecast, assurance or guarantee of any return.
• Any reference to capital appreciation, CAGR or future value is an illustrative assumption only. Real estate values may rise or fall, and past or projected performance is not indicative of future results.

You are advised to read the lease agreement and all associated documents in full, and to take independent financial, tax and legal advice, before making any decision.

5. RERA Registration

The project is registered with the Maharashtra Real Estate Regulatory Authority under registration number PR120002601233. Registration details are available at maharera.maharashtra.gov.in. You are strongly encouraged to independently verify all project details, approvals, plans and timelines on the MahaRERA portal before making any decision.

6. Enquiries and Communication

By submitting your name, mobile number and email address through any form on this Website, you consent to being contacted by us and our authorised representatives by telephone call, SMS, email or WhatsApp in connection with this project. This consent overrides any registration under the National Do Not Call (NDNC) / Do Not Disturb (DND) registry. You may withdraw this consent at any time by contacting us using the details below. Your information is handled in accordance with our Privacy Policy.

7. Intellectual Property
